Before Anything Else

The HOUSE Equation Coaching Program Edge

Know this before you run a single session — it's the frame every strategy, every gate, and every conversation in this manual sits inside.

The HOUSE Equation coaching program is primarily a Resource Builder — Deal Flow & Dollar Flow — for Real Estate Collaborators who help students learn how to collaborate, create wealth, and make money in real estate — with limited resources.

HOUSE Equation Program the Resource Builder Deal Flow Dollar Flow Real Estate Collaborators established & aspiring Students learn to Collaborate Create Wealth Make Money — WITH LIMITED RESOURCES —
The edge: a Resource Builder — Deal Flow and Dollar Flow — that arms Real Estate Collaborators to teach the same skill under the same constraint every student faces: limited resources.

The ultimate objective

The program is designed to empower established & aspiring real estate collaborators with the ability to activate multiple revenue streams, source deals/raise capital organically, and create a 7–8 figure real estate portfolio — all within a self-sustaining ecosystem.

SELF-SUSTAINING ECOSYSTEM Real Estate Collaborators Activate Multiple Revenue Streams Source Deals & Raise Capital Organically 7–8 Figure Real Estate Portfolio FUELS THE NEXT DEAL — THE ECOSYSTEM SELF-SUSTAINS
Revenue streams and organic deal/capital sourcing compound into a 7–8 figure portfolio — and the portfolio fuels the next round of deals, inside a self-sustaining ecosystem.
Why this matters on every call

You are not running a mortgage-readiness program. You are building collaborators — people who can source deals, move capital, and create wealth with what they have right now. Every part of this manual, from the MAD diagnostic to the CHEC exam, exists to build that edge in your students.

The Coaching Journey

From first contact to Freedom Qualified

Every student moves through the same spine, regardless of track. Certification — not credit score, not pre-approval — is what unlocks the next step.

Getting Oriented

Orientation

Students reach you one of two ways: through your attribution link (roughly 70–80% of your roster), or by direct assignment. There is no self-guided entry point — every student on your list arrived because of you or because you were assigned to them.

Every student record gives you a Live Session launcher, an MMR summary, a KPI summary, and a badge summary — everything you need to open a call already knowing where the student stands.

2

The First Call

Running the First Strategy Session

This session sets the frame, runs the diagnostic, and ends with a calculated date in the student's hands. Nothing here is optional.

1 — Set the frame

Establish the HomeNOW Institute mission, walk the three roadblocks, let the student self-identify their Four Seasons of Wealth stage, and introduce the Leap Frog Method. Then confirm track directly: "Are you looking to acquire a home to live in, or a property you'll hold as a rental?"

2 — Run the MAD diagnostic, tab by tab

Your Info Property & Loan Cash Flow most important tab Credit Rental / Mortgage History Employment History Debt See My Results
Seven tabs, always in this order — Cash Flow is the tab that carries the most weight in the calculation.

3 — How the Acquisition Date is calculated

The engine runs two blocks in parallel and adds their outputs together. Get this backwards with a student and you'll misquote their timeline.

TIME BLOCK — CONCURRENT, LONGEST GOVERNS Rental History 24 mo seasoning Employment 24 mo seasoning Clean Pay History 24 mo seasoning MAX Time Component CASH BLOCK — SEQUENTIAL, ADDS UP Credit gap ÷ surplus + Cash Flow gap ÷ surplus + Debt payoffs ÷ surplus Cash Component MAR months to acquisition-readiness + today AD Acquisition Date Credit score itself never adds months to MAR — it is informational only. Only the charge-off / settlement gap, run through the surplus, adds time.
Time block runs concurrently (longest wins); Cash block runs sequentially (each gap adds up). The two totals combine into MAR, then MAR is added to today's date to produce the AD.

4 — Close the session

  1. Identify the #1 roadblock — the single factor driving the most months onto MAR.
  2. Confirm the AD out loud — say the calculated date back to the student.
  3. Generate and present the Roadmap — on the spot, in the same session.
  4. Set expectations — what the next 30/60/90 days actually look like.
  5. Assign the checklist and lock in a weekly check-in commitment.
  6. Ask for a review — while the moment is fresh.
3

Matching Strategy To Student

Presenting the Right Strategy by Track

Five strategy slots exist across the two tracks. Track 1 is the owner-occupant path; Track 2 is the rental/investor path — some strategies exist on both, some are track-exclusive.

Strategy menu by track
#Track 1Track 2Primary value
1Straight Purchase—Expression
2House HackHouse HackAffordability
3Rent-to-WealthSell Before You BuySpeed
4Rent & Sell to YourselfZero-Down Partner AcquisitionMax Wealth
5—Direct Rental Property Purchase—
The most common coaching error

Cash Flow Certification is a hard gate for Strategy 3 and 4 on Track 1 only. It is never a gate on Track 2 — DSCR (rental income ÷ PITIA) is the Track 2 standard instead. Swapping these gets a student stuck waiting on a gate that doesn't apply to their track, or worse, cleared past one that does.

4

From Diagnostic To Plan

Building the Personalized Acquisition Roadmap

  1. Select track — owner-occupant or rental/investor.
  2. Select strategy — single strategy, or a phased combination.
  3. Confirm the AD — carried over from the diagnostic.
  4. Build the product/timing plan — what happens, and when.
  5. Review the auto-generated cost summary — Trailblazer vs Founders Tribe pricing.
  6. Present live, on the spot — same session as the diagnostic.
Don't skip this

Watch for scholarship-eligible callouts at the top of the roadmap view — flag those early, before cost becomes the objection that derails the close.

5

The Certification Standard

Cash Flow Certification: Running the Audit

This is the program's standard — not mortgage readiness. Your job in the audit is the notes, not the decision.

STUDENT Submits 6 mo statements + declared NCF AI Runs 5 structured checks → coach summary + supervisor report COACH Adds notes context the AI can't see — your job, not the decision MANAGER / ADMIN Supervisor decision approve / lesser / not yet Approve / Approve at lesser → PDF certificate issued Not yet → back to coach, continue working the plan
Five checks feed an AI report; your notes add context the AI can't see; the supervisor decision is Manager/Admin's call, not yours.

The five structured checks

#CheckWhat it verifies
1Income ConsistencyDeposits totaled and compared to declared gross income; internal transfers excluded.
2Expense Reality CheckOutflows totaled and compared to declared expenses; undisclosed recurring payments flagged.
3Net Cash Flow ConfirmationBalance growth month over month; actual NCF measured against declared.
4Behavioral Pattern ReviewCushion consistency vs. a payday-spike-and-deplete pattern.
5Payment ShockVerified NCF against the step-up amount (target PITI minus current housing payment, plus buffer).
Payment Shock is a separate flag

A student can pass checks 1–4 and still come back "not yet" on Payment Shock alone — it's most relevant for Track 1 students moving from a lower rent into a full PITI for the first time. Walk them through the step-up amount yourself, before the audit runs, so a flag doesn't land as a surprise.

6

Ongoing Accountability

The Acquisition Checklist & Weekly Check-Ins

Strategies break into three track-scoped phases, carrying sticky/ongoing items, weekly-recurring items, and hard gates (Cash Flow Certification, proof of funds). Running alongside that spine, every student — regardless of strategy — is also tracked on the Leap Frog Method, the baseline path toward Financial Freedom: each acquisition is one hop, building toward the same collective goal.

ACQUISITION CHECKLIST — TRACK-SCOPED PHASES Prepare sticky / ongoing items weekly-recurring items Acquire hard gates: CFC, proof of funds Expand next property / portfolio ecosystem roles LEAP FROG TRACKER — RUNS ALONGSIDE, EVERY STUDENT PRE H1 H2 H3 H4 APT
Prepare → Acquire → Expand is the spine for every student; the Leap Frog Tracker (PRE → H1–H4 → APT) runs alongside it as an independent counter — every student is working the same hops toward the same APT milestone, regardless of which strategy got them there.

Students submit weekly check-ins; you rate them 1–5 and respond. This is the core accountability rhythm — it's the weekly touchpoint that keeps a calculated AD from quietly slipping.

Live Sessions

  1. Generate a shareable session link — for the student, a co-applicant, or an observer. No login needed on their end.
  2. Both calculators load together — MAD and Cash Flow Coach, in one shared view.
  3. Everyone can see and work in the session live — in real time, without overwriting each other's entries.
  4. End Session saves the whole thing — so you or the student can pull it back up and review it in full later.

Five ingredients feed the collaborator; the REC Toolkit's three jobs — training, resource tracking, project tracking — turn those ingredients into a closed, structured deal.

Where this lives, and who it's for

The REC Toolkit is coach- and manager-only — students don't see this workspace. It sits inside the same Acquire and Expand phases already covered in Part 6; there's no separate framework to learn, just a deeper toolset for the phase you're already coaching inside of. Its job is to develop your skill toward becoming a full Real Estate Collaborator, using real student deals as the training ground.

The Five Key Ingredients of a Profitable Collaborative Deal

SkillYou — orchestrating everything else toward a profitable outcome.
TeamContractors, title, insurance, mortgage, agents — sourced from the RPM Partnership Directory.
FundingCash, cash flow, or equity from Landlord, Flipper, and Tenant-Buyer Partners.
DealSourced by Deal Scouts, Acquisition Partners, wholesalers, and agents.
TimeContributed by everyone — tracked optionally, per person, per project.
Not the whole PIE

These five are scoped specifically to what one collaborative deal requires — not the full Passive Income Expansion recipe. Keep that distinction if a student or coach asks how this maps to the bigger picture.

Job 1 — Training: the Video Library

A standalone library of short training clips. You control what goes in it: app walkthroughs alongside other collaborator-skill training you choose to include. Hosted externally (YouTube or Vimeo, unlisted/private links).

Job 2 — Resource Tracking: Deal Sources & Funding Sources

Two pools tracked per collaborator, not a shared marketplace:

  • Funding Sources (passive): Landlord Partner, Flipper Partner, Tenant-Buyer Partner — each submits a Project Commitment Form. One collaborator at a time per commitment; no double-counting.
  • Funding Sources (active): Disposition Partner attracts those commitments; Co-REC is an advanced recognition tier of Disposition Partner, unlocked past a $500K cumulative capital threshold, carrying its own title, badge, and directory listing.
  • Deal Sources: Deal Scout, Acquisition Partner — same one-at-a-time commitment lock.
Buy Box & Payout Schedule

Every collaborator fills out a Buy Box (plain-language deal criteria) and a Payout Schedule (what Deal Scouts, Acquisition Partners, Disposition Partners, and Co-RECs earn) from inside the toolkit — both display on the collaborator's profile, visible to students too, since students can play these roles as well.

Job 3 — Project Tracking: the deal's working path

  1. Deal Analyzer — run the numbers on a sourced deal: strategy, purchase price, rehab, ARV, financing assumptions, thresholds. Confirms whether it pencils out before anyone commits a dollar.
  2. Deal Structuring — split funding across multiple partners if needed, assign a Disposition Partner, show cash flow/equity per person, run ROI. Generates a shareable deal summary for prospective partners.
  3. Team Assignment — a separate step, only after the deal is confirmed to work. Pull vendors from the RPM Partnership Directory and attach them.
  4. Portfolio View — ongoing asset management across every deal, open and closed together: who's involved, current status, cumulative equity and cash flow toward the collaborator's overall goal.
Explicitly out of scope

Documents — JV agreements, e-signatures, closing statements — live in the existing CRM, not duplicated here. Day-to-day operational project management is a different tool entirely; Portfolio View is asset management, not task management.

The Whole Picture, Before The Detail

Two Things Are True at Once

Every student you coach moves through one linear path, first contact to Acquisition Date. At the same time — not after, not once they close — you're building your own Real Estate Collaborator business by following the property and the capital through the REC Toolkit. Both run continuously, side by side.

Track 1 (gold) is the student's one-way path to their Acquisition Date. Track 2 (gold/teal) is your own deal-and-capital flow through the REC Toolkit, running the entire time — the two only touch conceptually, not operationally.
The bigger opportunity

Coaching isn't just running students through a checklist. You're building a second, parallel business — deal flow and dollar flow you can create for yourself, starting now, using the same toolkit your students never see.

1

One Linear Sequence

Track 1 — The Acquisition Path

Every student moves through this path in order. Steps 6 and 7 are the one exception — they run at the same time, not one after the other.

The Acquisition Path

8 steps · one direction

A coach's own attribution link, or a manager assignment. There's no self-guided entry point — every student is handed to a coach from the moment they're in the system.

→

Live session, virtual meeting, or a phone call — whatever tool you use, keep it tool-agnostic. This is where the student's track gets confirmed and the MAD diagnostic runs.

→

MAD surfaces whichever of the three financial roadblocks apply to this student — credit, debt, cash flow. Not every student has all three. Some have one, some two, some three; acknowledge only what's actually there.

→

A distinct step from the diagnostic, not a merge of it. The roadmap shows how the chosen strategy specifically overcomes every roadblock identified in step 3 — all of them, not just the biggest one.

→

Your call: release every checklist step at once, or a few at a time. This is also where you set 30/60/90-day expectations and put the accountability structure in place — before the check-in rhythm below starts running it.

→
Runs in Parallel

The ongoing rhythm that executes the accountability structure set in step 5. Runs the whole time alongside Cash Flow Certification — not before it, not after it.

Passing Cash Flow Certification produces "Freedom Qualified" status — that's not a separate step, just the name for this same event. Required for RPM Tenant-Buyer Partners. Recommended, not required, for RPM Landlord Partners, whose actual qualifying standard is DSCR.

→

The date calculated back in steps 3 and 4, reached. The whole path exists to get a student here — on a specific date, not a someday.

Scroll to see every step on smaller screens.

2

Runs the Whole Time, Not a Phase After

Track 2 — Your Own REC Branch

This is your own wealth-building path, running alongside every student relationship you have — not something that starts once a student closes. You can earn through ecosystem roles before your own student ever reaches their Acquisition Date.

Two things move independently and meet in exactly one place, Deal Structuring: a property moving through the deal side, and capital moving through its own separate entry point.

Coach- and manager-only

Students never touch the REC Toolkit — no Deal Analyzer, no Deal Structuring, no Resource Tracker. A student's only possible role in this branch is as an outside source feeding a property in, e.g. acting as a Deal Scout.

Deal-Side Flow

7 steps · the property

From an outside source — a Deal Scout, a wholesaler, a real estate agent. It doesn't have to be your own student. A student's only possible role here is as that outside source, feeding a property in.

→

You run the numbers and choose the strategy that makes the most sense for this specific property. Coach- and manager-only — students never get access to this tool.

→

A real decision gate inside the app. The REC responds one of four ways: Approved, Changes Requested, Maybe (a soft hold — resources aren't available right now but are expected soon), or Denied.

→

The REC reviews what capital and team resources are actually on hand before committing to structure this deal.

→

Where the property side and the capital side meet. The REC assigns specific committed resources — pulled from the capital-side lane below — against what this deal actually needs.

→

Pull vendors — contractor, title, insurance, mortgage, real estate professional — from the RPM Partnership Directory and attach them to the deal.

→

The deal is saved here and tracked going forward, open or closed — your running record across every deal you're in.

Capital-Side Flow

3 steps · separate entry point · the dollars

A Disposition Partner — could be a different coach than the one running the deal side, or the REC themselves — brings in a Landlord Partner or Flipper Partner. Either their own student, or an outside referral.

→

The Landlord or Flipper Partner registers as a resource in the RPM Partnership Directory. No analysis step here — just meeting whatever funding threshold applies.

→

Available capital waits here until it's pulled into a specific deal. Capital can't converge with the deal side any earlier than this — it has to already be sitting in the tracker before a deal exists to assign it to.

→
↑ Merges Into Deal Structuringdeal-side step 5, above

Scroll to see every step on smaller screens. The capital lane only ever touches the deal lane at Deal Structuring.

Referrals are credited

When a coach acting as Disposition Partner brings in a Landlord or Flipper Partner who commits funding, that referral is credited back to the coach — it drives their own gateway count toward Real Estate Collaborator and Co-REC status.

What's In It For You

The Partner Program

No fee, no product to buy — just a working relationship with your existing client base, and co-promotion of a free community and app.

RE / Mortgage Partners

Real estate agents & loan officers

The client you couldn't close today doesn't go cold — they go on a clock.

1

Pipeline retention, not pipeline loss

You're still the agent or lender attached to their file when that clock runs out. Not whoever picked up the referral. You.

2

Warm re-engagement, built in

You're not chasing a cold lead six months from now hoping they remember you. They've been coached toward you the entire time.

3

Perpetual business

Home ownership isn't the finish line for most students — one referral can become an ongoing string of transactions.

Networking Partners

Tax professionals, title companies & insurance agents

By the time a title company sees the file, the deal's already closed.

1

Community access

Standing visibility with a community already headed toward the exact kind of transaction your business depends on — not a referral promise, just proximity to where the deal is going.

2

Ahead of the file, not behind it

You're present with prospective clients while they're still deciding, months before a typical referral would ever reach you.

What Partnership Requires
  • No fee. Nothing to pay.
  • No product to buy. Nothing to sign up for.
  • A working relationship with your existing client base — you send us clients, ready or not, and we keep them moving toward their Acquisition Date.
  • Co-promotion of the free community and app to your own list.

Three phases, mapped to the Real Estate PIE (Passive Income Expansion) Recipe — Prepare, Acquire, Expand, six named steps across them. Everything below follows one worked illustration end to end.

The illustration: two students under one coach — a Tenant-Buyer Partner (gated by Cash Flow Certification) and a Landlord Partner (gated by proof of funds) — with the coach playing Disposition Partner for both, and a Real Estate Collaborator sourcing and running a Fix and Rent deal.
Runs across all three phases below

Parallel & Recurring — Not Sequential Steps

These three don't sit after Prepare/Acquire/Expand — they run alongside every phase, and alongside every repeat of the cycle. None of them are one-time endpoints.

The core accountability rhythm. Set as an expectation back in the Initial Coaching Session, it runs continuously through Prepare, Acquire, and Expand — every deal, every cycle — not as a step that follows any of them.

RecurringCoach

Runs in parallel to the whole checklist, with three possible outcomes at any evaluation point:

  • Approve
  • Approve at a lesser level
  • Not yet
Recurring

Recurring, not a one-time finale. An Acquisition Date is reached every time an acquisition closes — the first one at the end of the first pass through Acquire, and again every time the student's Leap Frog cycle recycles through Prepare → Acquire → Expand for property two, three, four, and the small apartment complex. Each closing is its own Acquisition Date event.

Coach, playing Disposition Partner for both students, generates a Coach Portal referral-tab link for each partner, tagged to a chosen REC.

Coach as Disposition PartnerCoach Portal

Each partner submits their info and commitment amount.

Each submission pushes into both the Disposition Partner's tracker and the REC's Resource Tracker — for both partners, before a property is even sourced. Capital and leverage are in place going into the search.

RECResource Tracker

In this illustration the REC also plays Acquisition Partner, sourcing the property through their own network — this role could be filled by anyone in practice.

REC as Acquisition Partner
  • Strategy selection runs in parallel with ARV/rehab numbers, evaluated across all four strategies: Fix and Rent, Wrap, Master Lease, Subject To
  • Choice is constrained by the Tenant-Buyer Partner's already-confirmed strategy — here, Rent-to-Wealth rules out Wrap and Subject To (they require a down payment the Tenant-Buyer doesn't have), leaving Fix and Rent vs. Master Lease
  • In this example, Fix and Rent wins
  • ARV is determined first, from comps — comps are logged in the report to document what supports the ARV
  • Rehab cost is next: a rule-of-thumb estimate is the REC's job here, with a detailed estimate added once the property is under contract
  • Once ARV and rehab pencil out, the REC runs the Partnership Profit Split tool for a quick payout-distribution pass
  • If the numbers work, the REC negotiates and makes an offer — this may already be happening in parallel
RECDeal AnalyzerPartnership Profit Split

Final payout distribution is finalized. The Five Key Ingredients checklist turns green as each is confirmed for this deal:

  • Skill — the REC orchestrating
  • Team — assigned via Team Assignment from the RPM Partnership Directory
  • Funding — Tenant-Buyer and Landlord commitments, plus any private lending
  • Deal — already checked
  • Time — punch-log tracked
Deal StructuringTeam Assignment

All five green → the deal lands in Portfolio View as an "open deal" (vs. draft or closed).

Portfolio View

From here, the REC manages the project off-platform through their own project management software, through to close, updating partners along the way. This feeds into the Expand phase once closed.

REC

Expand

two parallel threads

Real Estate PIE Recipe: Activate Assets·Optimize and Expand

Once the deal closes, the student and the property each move into their own next chapter — at the same time.

Thread 1 — Student

The student recycles back into the Prepare phase for their next property — the same process repeats for the next acquisition in their Leap Frog Method cycle.

Thread 2 — Property / Asset Management

Once closed, the property sits in Portfolio View and steps into active asset management. The REC plays asset manager overall — specifically, the REC manages the manager. The Tenant-Buyer Partner, as occupant, is the on-the-ground active asset manager; the REC oversees that work and delivers performance reporting to all collaborative partners on the deal.

RECTenant-Buyer
  • Preserve or improve the property's value — they occupy it and may do work on it
  • Service the debt
  • Provide passive cash flow to the Landlord Partner and other capital partners
Tenant-Buyer

This continues until cash-out: the Tenant-Buyer Partner exercises their purchase option and becomes 100% sole owner. The other partners' equity stakes are paid out — typically rolling into the next deal.
